The Rental Process

Renting a Condo in Toronto is unique in many regards. You need the services of a qualified Realtor who is well versed in Rental Procedures, The Landlord & Tenant Act and the various Condo Corporations and their respective Management.

 

Curtis Lazar has become specialized in all of the above and will be a great resource from finding a suitable condo to rent, to drafting the legal lease documents, and finally to the closing details such as securing keys and taking possession.

 

The Process:

 

Initial Consultation

 

·         A Needs Analysis and Rental Consultation will be conducted by Curtis Lazar or an Associated Rental Specialist to determine your needs, which are the primary focus throughout this process. The consultation can take anywhere from 30-60 minutes, or more, depending the level of detail you require, and what degree of information you would like to discuss.

 

You will receive your Guide to Renting a Condominium package.

 

Condo Search and Market Analysis

 

·         Your criteria and needs will be updated into a custom rental search program that will search all active listings across Toronto, or within your specified districts. Once a range of condos are located within your broad criteria, a refined search will take place by your Real Estate Professional, carefully analyzing each potential property in detail, one-by-one to ensure there are no surprises, or conflicting details of the property.

 

Once the listings have been analyzed and the data has been sorted, you will receive a report with each individual listing, full colour photos and detailed information about the units available.

 

You will review the information, notify your Agent of the properties you are interested in, and your Agent will schedule appointments to view these condos.  

 

 Viewing Day

 

·         On viewing day, you will see the available units that you have chosen.  An inspection sheet will be provided so that you can compare and contrast the units you have seen to ensure you make the right choice. Making the right choice is extremely important, and is the reason so much effort has gone into this search.  Your Agent wants you to be fully satisfied with your condo.

You will return to the office with your Agent to discuss the Lease terms and conditions, where the Agent will proceed to have the Rental Application, Lease and corresponding documents drafted and signed.

 

The Agreement to Lease and related Documents

A standard Ontario Real Estate form used to provide personal information about a prospective tenant.

A legal contract between Landlord and Tenant outlining terms and conditions of the Lease including legal names, address, expenses, monthly rent, term of lease and any additional conditions or clauses required to execute the lease

·         The Credit Report

A consumer report will be obtained through Equifax, one of two credit reporting agencies in Canada. (click to request your file)

·         The Employment Letter and/or Supporting Income Verification

A letter of employment, pay stubs or any other documents you have showing income will be required and attached to the file.

 

All information obtained through this process will be kept strictly confidential in accordance with federal privacy law as outlines in the various statues concerning this issue. A general privacy policy can also be reviewed here.

 

Occupancy Details

 

·         You will receive an Occupant Information Sheet with details about your building, the registration process, elevator reservation procedures, contact numbers and any other information as required on a per-building basis.

·         Elevator reservation should be made at least one week prior to your move in date to ensure you have a time-slot for the date you wish to move in.

·         Your keys will be exchanged through your Real Estate Agent or from the Landlord directly, depending on each individual circumstance.

·         Once you have your keys, you have your new home!
